We are looking for well positioned land with the ability to connect the necessary infrastructure. The more information you provide us, the quicker we can give you an initial feasibility assessment.

If you are asking how to sell my land, or how to sell land for development without the usual delays, we are a straightforward buyer. We are the end user, we build and operate the site ourselves, and we can move quickly once we know the basics about your plot.

Site criteria

What works best for a LockUp24 site.

Use this as a guide rather than a rulebook. If your plot is close on most points, it is still worth sending to us.

Plot size

1 to 2 acres

Enough room for the building, circulation and drive-up access for a vehicle with a trailer.

Buildable area

At least 70%

The higher the developable proportion of the plot, the better the scheme works.

Building height

5 metres plus

Our extra large units need height, so anything above five metres works well.

Infrastructure

Power, water, fibre

Electricity, water and full fibre internet, either on site or able to be connected.

Planning

All zones considered

We will look at every planning zone, with or without an existing consent in place.

Location

Near an urban area

Close to housing or retail, visible from a main road and easy to drive into.

LockUp24 works in a variety of locations.

Our sites do not need a prime retail pitch, but the best performing plots tend to share a few things. Ideally the following will apply.

  • Near a large urban area
  • Adjacent or close to a food outlet or retail
  • Good visibility from a main road, ideally an A road
  • Easy access into the site for a vehicle with a trailer

We test the plot against our building layout, access requirements and local demand, then come back with an initial feasibility assessment.

If it works we will make an offer to buy the land, take a long leasehold or develop it with you as a joint venture.

Questions

Selling land to LockUp24.

Can I sell my land to LockUp24 directly?

Yes. We buy land directly from owners, and we are the end user rather than an intermediary, so there is no agent sitting between us. Send the details through the form and we will assess the plot ourselves.

Do you buy land without planning permission?

We do. All planning zones are considered, with or without an existing consent. Where a site needs consent we will tell you what we think is achievable as part of the initial feasibility assessment.

What size plot do you need?

One to two acres is the sweet spot, with at least seventy per cent of it buildable and room for a five metre plus building. Slightly smaller or larger plots are still worth sending to us.

Do I have to sell the freehold?

No. As well as buying land outright we will consider a long leasehold or a joint venture development, which lets you keep an interest in the site while we build and operate the storage facility.

How quickly will I hear back?

We aim to come back with an initial view within a few working days. Giving us a map link, the plot size and the infrastructure position up front is the quickest route to an answer.
